Edgelow is buying the 15-story building
from Praedium Corp. in New York. The purchase includes the
parking structure east of the building. If interest is
strong enough, a second residential condo building could
rise over the parking garage, he said.
Edgelow declined to reveal the sale price
of the 240,000-square-foot building. Escrow is set to close
in December.
The condos will range from 650 to about
3,000 square feet, with prices from $150,000 to nearly $1
million. The smaller condos will be on the lower floors,
"but they will get larger and larger as you get higher up,
with better and better views," he said.
The top floor will have four penthouses,
each with about 3,000 square feet.
Edgelow's announcement comes just four
months after San Diego developer Joe Pinsonneault unveiled
his plan to convert the former Qwest building at 3033 N.
Third St. into residential condos. Pinsonneault paid $12.5
million for the 10-story building and its 8-acre site. He
plans to design 96 residential condos for the
160,000-square-foot building, add a twin residential tower
and surround both buildings with townhomes.
"We hope to submit the plans to the city
in the second week in October, and we're going to put about
400 units there," Pinsonneault said.
Supporting these and other proposals for
high-rise residences in the Central Avenue corridor is
Phoenix Councilman Tom Simplot, who had his law practice on
the Century Plaza's 11th floor in the late 1980s.
"I am tremendously excited about this,"
Simplot said. "Central Avenue no longer has the luster of a
Class A office corridor, but it is definitely prime for
Class A residential."
The Century Plaza building is about 55
percent vacant. It had been home to the regional Veterans
Administration offices until the federal agency's new,
three-story offices were completed in recent months at
Osborn Road and Central on the north side of the office
building.
Redevelopment of the Century Plaza
building into residences will be juggled around the
remaining tenants' leases, and some tenants could be
relocated to Praedium's other local office properties,
Edgelow said.
